For those with a SIN that starts with a ‘9’ as you are not Canadian citizens nor permanent residents, a lender cannot assist with your application as a Canadian citizen or permanent resident.
You would need to apply as a non-resident which can dramatically change the mortgage application, for example many traditional lenders needing a minimum down payment of 35% of the price of the property for non-resident applicants.
